Most decks here need the walking surfaces re-sealed every one to two years and the rails every three or so — floors take the sun, snow and foot traffic. Shade, trees, pets and the type of wood all change that, so we'll tell you honestly what your deck needs when we look at it. Dense hardwoods like ipe usually need a fresh coat every year.

Not the way we do it. We match the pressure to the surface: wood decks and fences get a low-pressure wash with a cleaner that does the work, vinyl siding and painted surfaces get a soft wash, and only concrete, brick and stone get full pressure. Customers with older decks often tell us they chose us because the cleaning didn't eat up the wood.

Yes. Our Ready Seal and Armstrong Clark sealer-stains are covered by a prorated warranty against cracking, peeling and mildew — 18 months on horizontal surfaces like floors and steps, and 3 years on vertical surfaces like rails, spindles and posts. If a surface falls short in that time, we redo it at a prorated price. Ask us for the full terms with your estimate.
